We take pride in caring for our homes. Our facilities and maintenance services are designed to respond quickly when things go wrong, maintain properties to a high standard, and ensure homes remain safe, warm, and fit for the long term.
We look after more than 2400 homes we own and lease across Christchurch, and our facilities team works every day to support tenants and protect the quality of our housing.

Handyperson service
Small jobs identified and fixed quickly
Our Handyperson Service regularly visits homes to check on building condition and to make sure any niggling issues get fixed.
Our handyperson has experience in maintenance and repairs, domestic construction and carpentry and general property upkeep, and they can fix minor maintenance repairs that don’t require a specialist contractor.
Their property reports help us look at elements such as structural integrity, weathertightness, and health and safety performance, to help us map out our maintenance programme to ensure our homes can comfortably serve our community for years to come.
Reactive works
For when something goes wrong
Reactive maintenance covers urgent or unexpected issues that need attention to protect safety, security, or essential services.
When you contact us to report a problem, our dispatch team assesses the issue, we prioritise urgent repairs, and we make sure work is carried out by our qualified and trusted trades.
Scheduled maintenance
Looking after the day-to-day
Our trusted contractors do regular, planned work that helps keep properties in good condition. Things like spouting and gutter cleaning, building washdowns, garden and grounds maintenance, lawnmowing and cleaning of shared areas keep our communities tidy and well cared for.
These services are managed by ŌCHT and carried out by trusted contractors who understand our sites and safety requirements.

Preparing homes for the next tenant
When a home becomes vacant, we manage our trusted contractors to quickly get the property ready for the next tenants. This includes getting repairs done on time and to quality and specification standards.
We work hard to get homes re-let faster, so more people get speedy access to the homes they need.

We take a whole-of-life approach to caring for our homes. This means we don’t just fix things when they break; we plan ahead to ensure homes remain safe, warm, and fit for purpose well into the future.
Our planned works programme has major renovations of individual homes through-to whole communities, and includes things such as renewals of kitchens, bathrooms, roofing or cladding, structural and weathertightness improvements.
Our planned works programme ensures homes are improved over time, supporting comfort, safety, and long-term quality.
