We’re thrilled some of our newest homes are award winners – again!
Our Glovers Road community won a Gold Award (Residential) and the Innovation Award at the New Zealand Commercial Project Awards. Perennial award winner Brougham Street won a Silver Award (Residential).
General manager property and development Ed Leeson says the awards acknowledge projects that further lift the standards for modern community housing in New Zealand.
ŌCHT aspired to improve community housing and the awards demonstrated the trust, and its design and build partners, were doing so to the highest, wider industry standards.
The Awards
Glovers Road: Gold Award (Residential) and the Innovation Award, New Zealand Commercial Project Awards.
The Innovation Award is conferred on the project that has taken the most innovative approach and has achieved the most positive outcome.
The Naylor Love-designed and built six home duplex demonstrated innovation across process, design, construction, materials and technology.
Ed says ŌCHT was pleased to have collaborated to bring such an innovative project to fruition.
“It reflects our desire as client and that of the builder, Naylor Love, to produce better homes for our tenants now and into the future,” Ed says.
“Hopefully, the innovation demonstrated in this project inspires others across the country to build even better homes.”
Our Glovers Rd development features six, better-than carbon neutral homes.
The judges had this to say about our new community of modern, better-than carbon neutral homes:
Mahana House duplex was built for the Ōtautahi Community Housing Trust. It needed a time and resource-efficient response to the pressing acute community housing demand.
The six community houses have been built to help families for a “whole of life” option at a cheaper cost, which resulted in bringing a new product to the market. These New Zealand Green Building Council Homestar homes are better-than carbon-neutral, environmentally friendly and maximise the available space.
They were built to withstand the cold and be thermally efficient, and have been designed to be low maintenance homes for those least able to afford them.
Beautifully incorporating Māori design principles, the duplex was co-designed by Naylor Love and Shigeru Ban, the architect behind the Christchurch Transitional Cathedral, and built using large scale off-site fabrication.
Glovers Road was our 12th community of new homes and our first in the city’s fast-growing southwest.
They’re a variant of Naylor Love’s Mahana House design, combining ŌCHT’s specifications with innovations Naylor Love plans to deliver elsewhere in New Zealand.
The building team worked closely with ŌCHT to tailor an existing solution to meet ŌCHT’s needs. This ensured the final design and buildings were appropriate for the site and fit for purpose.
Brougham Street lanes: Silver Award (Residential)
Ed was thrilled – again – for another brilliant result for the oft-awarded Brougham Street development (it’s previously received a Property Council of New Zealand Property Industry Excellence Award 2022, a Canterbury Architecture Award (Te Kāhui Whaihanga New Zealand Institute of Architects Award) 2022 and a Civic Trust Award (Category A) 2022).
The Property Council New Zealand Property Industry Awards last year positioned the development, built by Southbase Construction, as one of the best in the country, and the latest award reinforced that position.
“We set out to build great homes that beat the high standards you’d expect in any other modern residential development.
“Over a number of awards, judges have really examined what we’ve achieved, and receiving another award reinforces what was delivered for tenants by the team.
“The challenge now is for other housing providers to see what we’ve done, and to make these sort of homes the norm.”
Our three lane Brougham Street development features 90 Homestar 7 homes.

Ōtautahi Community Housing Trust recently completed its largest project to date, which is also the largest community housing provider development of its kind in the South Island. The project includes 14 separate blocks of units, totaling 90 homes. These Homestar 7-rated homes are designed to be warm, dry, healthy, and economical to run, catering to individuals and families with varying needs. They are located in a green space setting with shared amenities to foster community development. This development replaces 89 ageing community housing units that were demolished in the aftermath of the Canterbury earthquakes.
With this project ŌCHT aimed to provide future-proofed socially, economically and environmentally sustainable community housing. The project presented several challenges, including difficult ground conditions due to the previous earthquake damage and its location in a flood hazard management area. The team took careful measures to mitigate future natural events by considering the ground and building levels.
